New Cell Tower Lease Negotiations

Congratulations!  You just won the lottery! Your property has been identified by a cell carrier (such as AT&T, Verizon, T-Mobile, Sprint) and they are interested in signing a new cell tower lease with you!

Often they need some land, or space on your roof, that you are currently not using and they are going to start paying you rent to utilize that space! What are you waiting for? Sign all the paperwork and get those checks coming in pronto! Wait a minute….not so fast….. don’t run to the alter just yet. There are many very important things that you need to carefully consider prior to signing a long-term contract.

Are You Receiving Fair Business Terms In The Deal?

An industry secret is that carrier’s often discount cell tower rents and business terms for property owners who are not represented by experts in the wireless industry.

It’s the old adage of knowledge is power and without expert representation, the carrier has all the knowledge and typically dictates business terms in negotiations.

When the carrier submits an initial offer to you, it will always be below market, but how low is it? The only way to ensure that you are receiving a fair deal is to have the offer and project reviewed by a cell tower lease expert such as Airwave Advisors.

Can We Improve Their Design?

Will the carrier be constructing a cell tower on the ground or designing an installation for the roof? How large is the proposed Premises? Will they be installing their own electric meter? Do you have any aesthetic concerns? Do you have any plans to redevelop the property in the foreseeable future? Can we improve their design?

These are just a few of the countless questions that you need to consider prior to signing a long term cell tower lease agreement.

Now is the time to review the design, because the lease is signed and the site is constructed, it is highly unlikely the carrier will cooperate on any subsequent design changes.

Is The Proposed Cell Tower Lease Agreement Fair ?

If the agreement is on the carrier’s lease template, then the answer is NO.

By example, Verizon’s standard lease template has 36 provisions and AT&T’s standard lease template has 24 provisions. That is a lot of language drafted by your future tenant which they have – no doubt – slanted in their favor.

When signing an agreement that will impact your real estate for decades,  it is best you get expert assistance. You will greatly benefit from our valuable insight as well as our recommendations along the way.

Having a wireless carrier approach you to construct a cell tower or cell site on your property can be an exciting opportunity, but it’s important to review each step of the process thoroughly. Trust but verify.

The carrier has hired professionals who have negotiated hundreds if not thousands of wireless leases before. Property owners are at a serious disadvantage trying to handle negotiations on their own.

Tip the scales of negotiation in your favor and beat the carriers at their own game! We have helped over 400 property owners like you with their cell tower leases – let us help you today!

I am pleased to write this letter and to share the Nine Mile Falls School District's experience with Mr. Nick Foster & Airwave Advisors. We currently have a cell tower located on our high school campus. Cell tower leases and for that matter, the cell tower industry is not something that is in our normal scope of business. Approximately two years ago, we were contacted by a representative from Crown Castle to negotiate an extension of the lease. At this time, we felt that it was necessary to contact an expert in the field that would represent the district's best interest moving forward.

Very grateful and satisfied customers!!!
We realized a huge benefit by employing Nick and Airwave Advisors! He is extremely prompt in responding to the questions and concerns that developed through out the process. The terms we were originally offered for the option and lease agreement by the cell tower company were increased an additional 140% with built in inflation escalators and the elimination of non-beneficial lease terms. He kept us safe and worked out a great agreement. As an added surprise we even received an additional upfront one time payment equivalent to 2.7 years of lease once construction started.

We were more than pleased with the results that we achieved from Nick Foster and Airwave Advisors. I was really impressed and understood the gravity that Mr. Foster brings to the table, when we had a negotiation with AT&T and no less than nine people attended the call on behalf of AT&T, to discuss the lease with Mr. Foster and I. The results of the call were impressive and I would recommend Mr. Foster to others. He surely contributed to the growth and security of our affiliate.

Our club had been contacted by AT&T about possibly buying out our lease. They were trying to strong arm us into taking the deal, luckily we found Nick Foster and his company Airwave Advisors. Nick negotiated two different deals for almost $100,000 more than what AT&T offered us. Nick was there for us anytime we called. We were pleasantly pleased with our transaction so much so that we passed Nick's name on to others. We trust and endorse Airwave Advisors for your cell tower lease transaction.

I first started talking with Nick about three years ago about our cell tower lease renewal. When negotiations started in earnest, Nick worked tirelessly to obtain a fantastic deal for us, literally doubling our rent and getting several extra benefits as well. Nick is easy to work with and supremely competent. We could not have gotten this deal without him.
