What Is A Wireless Site Acquisition Agent?

By Nick G. Foster

February 21, 2020

A wireless site acquisition agent is the real estate representative for wireless carriers, tower companies, and turf vendors. A wireless site acquisition agent is typically the property owner’s point-of-contact with their tenant.

How Much Do Wireless Site Acquisition Agents Make?

According to glassdoor which lists 133,345 salaries, the salary ranges from $46,000.00 to $107,000.00 per a year. The national average salary for a wireless site acquisition specialist is $66,137.00.

According to ZipRecruiter which lists over 8,700 wireless site acquisition jobs, the salary ranges from $22,000.00 to $143,000.00 per a year. The national average salary for a wireless site acquisition specialist is $66,825.00.

If we blend the data from the two sources, we can fairly assess the average median salary for a site acquisition specialist is $66,481.00.

What Are Their Responsibilities?

The responsibilities of a wireless telecommunications site acquisition agent include:

  • Identify properties for wireless telecommunications sites, qualify the property through zoning review, negotiate a new lease agreement (or a lease amendment) with the property owner.
  • Prepare, submit, and present permit applications with the local jurisdiction to obtain a permit to construct a new cell tower, or to amend an existing permit for an upgrade or an expansion project. This includes presenting a case on behalf of the wireless carrier, or tower company, the need for the installation at a zoning hearing.

What Is The Turnover In This Position?

High. A wireless site acquisition agent is a thankless job. They report to project managers, middle managers at wireless carriers, tower companies, and turf vendors. They often attend weekly wireless deployment meetings where a bunch of people get together, point fingers at one another on why things aren’t moving fast enough, and then they do it all over again next week.

When they get big wins for their clients in either obtaining a hard to obtain permit from a jurisdiction, or in securing very favorable lease terms for their client, it largely goes unnoticed.

There are many projects we have worked on over the years on behalf of landlords where we have a new “point-of-contact” because the last site acquisition agent has moved on. On one project we are now on our fifth point-of-contact.

When employees are not paid well and recognized for their contributions, they tend to seek out more fulfilling opportunities.

Who do Wireless Site Acquisition Agents Report To?

Typically they report to wireless companies, tower companies, and turf vendors, such as:

  • Verizon Wireless
  • AT&T
  • T-Mobile
  • Sprint Nextel
  • American Tower Corporation
  • Crown Castle
  • SBA Communications
  • Black & Veatch
