Back-up generators are typically designed to keep a cell tower operational for 24 to 48 hours in the event of a loss of power. After the loss of power to many cell towers following Hurricane Katrina, the FCC made a ruling in October of 2007 that mandatory back-up power for cell towers would be in the public’s best interest.

For years cell tower landlords have been receiving requests from tenants, such as Verizon and AT&T, to install back-up generators on their property. Some of the requests have been accompanied with offers of little to minimal increases in rent. This is of course of no surprise, as the proposition is delivered with the best interest of the tenant in mind – not you the landlord.

Generator projects present landlords a time sensitive opportunity to increase rent. Typically tenants are requesting to lease additional square footage for the generator space outside their lease area.
